Commercial Property Manager
$80K–$100K + full benefits package
Houston, TX – Galleria office location

***Must have commercial property management experience
***Retail experience highly preferred
***Fully in-office position

Our client is seeking a proactive and experienced Commercial Property Manager to oversee a portfolio of retail and/or office properties. The ideal candidate will be responsible for maintaining tenant relationships, ensuring property performance, and coordinating maintenance and capital improvements.

Duties:

• Oversee daily operations for a portfolio of commercial properties (retail and/or office).
• Act as the main point of contact for tenants, ensuring timely responses to service requests and maintenance coordination.
• Develop and manage operating budgets, review CAM charges, and track financial performance.
• Perform routine property inspections and manage vendor relationships to uphold service standards.
• Negotiate and administer third-party service agreements.
• Ensure adherence to lease terms, process rent payments, and support lease-related documentation for renewals and new tenants.
• Collaborate with internal teams including leasing, accounting, and construction to support overall asset strategy.
• Manage tenant transitions including move-ins, move-outs, and space readiness.

Qualifications:

• Minimum of 3 years of experience managing commercial real estate assets; retail property experience is a strong plus.
• In-depth understanding of lease structures, CAM processes, and day-to-day property operations.
• Comfortable using industry-standard property management platforms (such as Yardi, MRI, or comparable systems).
• Strong interpersonal, organizational, and conflict-resolution skills with the ability to communicate effectively across various stakeholders.
• Proven ability to handle multiple responsibilities with minimal oversight in a fast-paced environment.
