AP Accountant | Real Estate Development & Construction
Yardi | GAAP | Construction Payables | Loan Draws

A privately held, growth-focused real estate developer is hiring an AP Accountant to own construction payables and help modernize project finance across land development and vertical builds. This is a rare seat with real influence and visibility —you’ll work directly with finance leadership, shape the Yardi environment, and tighten controls that impact active, funded projects.

Key Responsibilities

• Manage full-cycle AP: vendor onboarding/W-9s, three-way match, coding by project/phase/cost code, approvals, and payment runs.
• Prepare and submit construction loan draw packages; track sources/uses, retainage, and lien releases; coordinate with lenders and internal stakeholders.
• Maintain cash disbursement calendars; monitor working capital needs and upcoming funding requirements.
• Review contracts, change orders, and budgets to ensure accurate commitment/cost coding and GAAP compliance.
• Reconcile AP subledger to G/L; assist with month-end close (accruals, prepaids, reconciliations) and year-end 1099s.
• Evaluate and improve Yardi workflows, reports, and dashboards; support system implementation/rollouts and user training.
• Monitor vendor compliance (COIs, lien waivers) and support audits, lender reviews, and internal control documentation.
• Partner with Project Managers, Land Development, and Construction to resolve variances and deliver timely cost reports.

Qualifications

• Experience in construction, homebuilding, or real estate development.
• Working knowledge of GAAP and job cost fundamentals; experience with construction loan draws.
• Proficiency with Yardi (Voyager/Job Cost) strongly preferred; Sage 300/Timberline or Viewpoint a plus.
• Strong Excel skills (pivot tables, lookups) and attention to detail; deadline-driven and organized.
• Familiarity with lien releases/waivers, COIs, and California payables/compliance practices a plus.
• Clear communicator who partners well with field ops, vendors, and leadership; continuous improvement mindset.
• AA/BA in Accounting, Finance, or related field preferred (or equivalent experience).
